Homes in Cardiff
The Cardiff city-region enjoys a healthy residential market, which comes from its varied mix of purchasers, to include young families moving to a cosmopolitan city near the countryside, retirees looking to downsize, second homeowners, investors looking to benefit from an expanding rental sector and student parent investors.
Cardiff has been renowned for offering competitive house prices in comparison to other areas, in the UK, and the average property price in Cardiff is 54% cheaper than in London, and 10% cheaper than the UK average.
Housing in Cardiff Bay and the Central Cardiff Area
There has been a considerable amount of residential development over the last 10 years, much of which was in response to the significant amount of inward investment into Cardiff. Cardiff Bay has proven to offer developers the opportunity to create distinct and individual living environments. The youth of the site, waterfront location and innovative design of many new commercial buildings in the Bay promotes creativity in design. A number of schemes have been developed in the Bay starting with Adventurers Quay and including Prospect Place, Century Wharf, Sovereign Quay, Lacuna and Ocean Reach. The recent downturn in the market has resulted in a number of the proposed schemes being put on hold or delayed due to companies going into administration. These include Bay Pointe on the International Sports Village site and Cambrian Marine, and the virtual stop of the remainder of the Bellway sites at Prospect Place and Mermaid Quay.
The city centre has been less developed over recent years with usually only one or two schemes on the market at any one time. These have included Landmark Place, Altolusso and the regeneration of Lloyd George Avenue. There are currently two schemes on the market in the city centre, Hayes Apartments above the new Shopping centre and Meridian Plaza next to the new Radisson Hotel.
Cardiff Suburbs
Cardiff offers a wide variety of housing provision at different price levels. Houses in the Northern suburbs have tended to be more expensive than those to the South of the city centre. Areas such as Cyncoed, Radyr and Lisvane are more desirable, offering residents a more peaceful, exclusive location. Property here tends to comprise of large detached houses, which sell at considerably higher prices than equivalent property elsewhere.
The suburbs to the East of the city centre, Cathays, Roath and Heath, tend to be home to Cardiff's lively student population, as well as some residential areas. West of the city centre, and across the river Taff you'll find Riverside and Canton, areas with a vibrant and multicultural feel. To the north-west of Cardiff running adjacent to the river Taff are the areas of Pontcanna and Llandaff, both leafy suburbs with a more bohemian feel which are home to some of Cardiffs more creative industries including the BBC Wales site.
Some of the suburbs of the city are seeing significant development of family homes. A large residential development is taking place off Ty Glas Road in the Northern ward of Llanishen – approximately 250 new homes are being delivered by Persimmon, Bellway and Charles Church. Taylor Wimpey is currently developing 200 units in the Penylan area over four phases,and also in the Radyr area with circa 135 new homes currently being delivered at their Radyr Sidings site. To the east of the city, Persimmon is building circa 200 homes at their Wyncliffe Gardens site, Pontprennau.
